Listed hereunder are some of the most Frequently Asked Questions with some answers common to both Life Titles and Seated Titles.

 

 

Q     Is it legal ?

Yes.  Before offering this service the whole process was scrutinized by lawyers specializing in English Common Law relating to Names, Titles, and Copyright as well as all aspects of Real Estate and Land Law.  

Moreover we deal with official UK Government agencies  - such as H. M. Land Registry - and clearly, they would not be a party to any illegal act. 

 

 

Q     How is it possible ?  How do you achieve it ?

Briefly: Our retained company lawyer prepares and executes, on your behalf, all the necessary legal documents that change your Title (and transfer ownership of the Land to you).  All documents are then returned directly to you when executed and registered.  All that remains is for you to sign these documents and have your signature witnessed by a friend or colleague

Q     If I purchase the Title of Lord for example, will my wife automatically hold the complimentary title of  Lady ?..and will my children also hold a title?

No - with Life Titles each title is a 'stand alone title' as it were - and so for your wife to have the complimentary title of Lady she must complete a second application form and pay an additional fee.   Your Wife.     Yes your wife can become Lady if she so wishes.  However, in order for her so to do she will need to complete an Additional Seated Title Application  Form so that Title documentation can be prepared for her and so that her name can be included upon the Land Register as Joint Purchaser.  

There is but a single fee of £995 for this service.

Your Children.   It is not possible to include children upon Land Registry documents as only two purchasers are allowed. 

However -
and given that all applications were made at the same time - we can facilitate Life Titles for others not named on the L. R. documents at £100 per Life Title.  All such applicants should complete an Additional Life Title Application
  Form.

 

 

Q     If I decide upon the Title 'Lord of the Manor of Somewhere'  what will my documents show ?

Not Applicable The Land Register will show your title as Lord. The name of your land or 'Manor' will also be show Bridgwater  (eg.)

The Deed of Witness will show 'Lord Joseph Field, Lord of the Manor of Bridgwater (eg.)

Q     With a title of Lord for example, what will my passport show ?

After lengthy negotiations with the UK Passport Agency they have agreed with us to show titles in the name section of the ID page - there being no specific area in which to display a title.  However, as your title is shown thus an observation will be added to reflect this.  Your title will also be shown as part of your signature on the ID page. 

 

 

Q     Can the Title (& Land) be inherited ?

No. Yes - in the event of your death the land and title would form part of your estate and so would be inherited by your heirs.

 

 

Q     How many people can be included upon the Land Register altogether ?

Not Applicable Two people can be shown as Joint Purchasers. 

 

 

Q     Do the two people, that can be included upon the Land Register, have to be related and share the same address ?

Not Applicable No - any two people might be entered and they do not have to be related neither do they have to share the same address.  However, the address of the Principal Applicant will be shown on the Land Registry documents. 

 

 

Q.  You mention that two people can be included for the price of £995 but I only want a Seated Title for myself so is there any reduction in the price ?

Not Applicable. The fees we have do not alter regardless of the number of names entered upon the Land Registry documents and so our fee to you remains the same for two names as for one.  

In the same way a car journey might use £100 fuel with two people in the car but it would still take the same £100 if you were to travel alone.  With two people however, the fuel costs might be shared.  

Likewise with two names added to the Land Registry documents the cost might also be shared.

 

 

Q     How long does it take ? and can it be done any quicker ?

Approximately 14 days from the time of receipt to the time of dispatch of your registered title documentation.  As we deal with HM Land Registry we simply have to wait for things to go through the systemThe demands upon the Land Registry change from day to day and so they can never give a precise time for registration.   They quote 6 - 8 weeks and all we can do is quote the same time period.  

 

 

Q    What is the size of the land transferred  ?

Not Applicable. The token land plot is 20 cm x 20 cm. However, to Her Majesty's Land Registry  - land is land  - regardless of size and given you were to purchase this token plot or the whole of Devon they would issue the same documentation....and it is this documentation, rather than the land itself, that is of significance, for although but a token plot it is 'real estate' which means the title can be passed on to your heirs.

The land then, is of a size significant enough to achieve the desired effect but small enough to have no initial or recurring costs such as Stamp Duty Land Tax or community charge.

 

 

Q    Must I live in the UK in order to hold a Title  ?

No you can live anywhere in the world. No you can live anywhere in the world.  

 

 

Q    How can I verify points regarding HM Land Registry  ?

Q     Can I sell the Title (& Land )?

No your title is a personal title unto you alone. Yes.  However, due to the rather complex legal nature of the transaction we suggest that you seek legal advise before proceeding with any proposed sale.  Should you so wish, we would be happy to represent you in the sale and, given our expertise, this would undoubtedly be your most cost effective option.  Our fee is currently £500 (Sterling) inclusive of disbursements.

 

 

Q     Can the Title (& Land) be inherited ?

No. Yes - in the event of your death the land and title would form part of your estate and so would be inherited by your heirs.

 

 

Q     When I purchased my house I paid only an initial deposit up to the point of completion.  Why then do I need to pay all of the money straight away - why can't my lawyer hold this money until completion  ?

Not Applicable. As we act for both Vendor  and Purchaser (yourself) in this matter there is clearly no need to ask ourselves questions to which we already know the answers.  We therefore start at the point of completion.  All that remains is for you to hand over the purchase price and for the Vendor to hand over the property.  Once this has been done, and you have become the new land owner, only then are we able to register your ownership of the land with HM Land Registry - for clearly, prior to the receipt of the purchase price you are not the legal owner of the land and title and so registration can not proceed.  This being so, then were you to entrust your monies to a lawyer he, or she, would need to take it from you with one hand and give it to the Vendor with the other so that registration could proceed - clearly a pointless and expensive exercise.

 

 

Q    I would like to become 'Lord Myname of Someplace' but I understand that there already exists a 'Lord of Someplace' so I suppose I can not have that Title  - is that the case ?

There is nothing in law to prevent you having the same Title as someone else.  The only thing you can not do is to pretend you are that other person.

 

 

Q    How do I make payment ?

UK clients are asked to make cheques payable to: 
English Feudal Titles.

Overseas clients are asked to make payment by way of an International Money Order payable in £UK Pounds Sterling and made payable to:
English Feudal Titles.

International Money Orders are obtainable from your local bank.

Payment can also be made by Telegraphic Transfer.  Should you wish to use this payment method then please contact us for further details.

 

 

 

Q    Can  I pay by credit card instead of by cheque or International Money Order  ?

To satisfy the Title Registration (& Land Registry ) Offices we need your signed Application Form before us before we can take any action.  Given that you paid by credit card we would still need you to surface post your Application Form to us and so the transaction would be no quicker.  In any event, many people are reluctant to give credit card details over the Internet and payment by cheque, International Money Order or TT alleviates the necessity for this and so makes the transaction more secure.
